1.) Have Fun 2.) Treat our home and all property as if it was your own 3.) No smoking in the home (smoking permitted outside, please dispose of butts properly) 4.) Pets; Dogs are permitted provided that they are trained adults (no puppies). Dogs must be supervised at all times and never left unattended unless crated. No dogs permitted on furniture or beds. Dogs must sleep in partially finished basement at night (there is a room in the basement dedicated for dogs. We have one medium sized crate on site which will fit a dog up to the size of a boxer) . No aggressive dogs or dogs with a bite history. Owner must sign a waiver and assume all responsibility for the animal. Additional fees are required for pet stay. This policy is in effect as long as we continue to have good experiences with responsible pet owners. Pet policy is subject to change at any time 5.) All renters must be 21 years of age unless accompanied by parent, legal guardian, or family. 6.) Garbage, must be put in bags. There is a burn barrel on the property. We recommend that you burn or recycle as much as possible. Please burn all paper, cardboard, etc. There is a aluminum can receptacle on site for recycling. Plastics may be burnt, thrown away, or recycled. Glass must be recycled or thrown away. There will be recycling containers on site. Trash bags can be placed in lidded cans to the rear of the home. 7.) No excessive water usage. No outdoor hose usage for recreation, car washing, boat washing, etc. Please conserve during all other water usage. 8.) Protect our septic system. Flush only toilet paper down the toilet (no wipes, trash, etc.) Do not use bleach or bleach based cleaners in our sinks or toilets. 9.) No ATV riding on premises, ATV’s permitted to be parked on premises for riding at other locations 10.) No hunting at any time on property 11.) No firearms on property (including archery equipment, air rifles, sling shots, rifles, shot guns, handguns, etc) Exception is for during hunting season when firearms approved for that season are permitted. 12.) No fireworks permitted at anytime. 13.) We provide bed linens (If you bring your own, our bed sizes are; one queen bed, one full bed, two single/twin bunks, full pull out sofa). Other items provided includes dish soap, dish cloths, tea towels, hot pads, oven mitts, toilet paper, and paper towels. Kitchen is furnished with all cooking needs, appliances, and utensils. You should bring food, towels, clothing, personal bath care items and any other items deemed necessary 14.) Children must be supervised and never left unattended 15.) There is no daily maid service. You will be expected to leave the home in a clean and orderly manner as you found it. A vacuum, brooms, mops, and cleaning supplies are provided. Additional cleaning will result in extra fees, or forfeiture of all or partial security deposit 16.) There will be a leaving checklist at the home, with items such as doors locked, lights off, AC off, etc. Renter is asked to fill this form out and send it in an envelope along with the house key prior to receiving security deposit back |

Payments $100 down to hold reservation date (non-refundable). Balance plus security deposit due within 3 weeks of stay, or at time of reservation if made within 3 weeks of stay. Security deposit is $200 for all rentals Cancellation: Written notice of cancellation via email or U.S. mail must be received and acknowledged at least 3 weeks in advance of stay for a refund of payment (minus $100 deposit). If less than 3 weeks notice, we will refund payment (minus $100 deposit) providing we are able to rent the home on those dates. Security deposit: Will be returned within one week after receiving key and provided that there is no property damage, theft, and home is left in a clean and orderly fashion. Check in 3pm, Check out 11am. Other arrangements may be accommodated based on occupancy of home |
| Dogs are an additional $10 per night per dog or $50 per week for one dog, $100 per week for two dogs. Two dog maximum. |
